Reduce the Worry of Parties and Property Damages. 

In our experience, there are two components to reducing the worry of parties and damages

i.     Established very clear house rules

ii.      Employing surveillance cameras in the back and front of the house that can be monitored remotely and a privacy-safe monitoring system to monitor volume levels without identifying or recording sounds ensuring a guest’s right to complete privacy. This way, you can rest assured that your guests follow your house rules. Note: guests must be informed of the use of these technologies.

iii.      Your covered! All properties hosted on Airbnb are protected by Airbnb’s Host property insurance in the amount of $1M.

Airbnb itself has also recently established a ban on parties.  Before the COVID-19 pandemic, parties were one of the most common issues that Airbnb hosts had to deal with. In 2020, Airbnb announced a global party ban at all their vacation rental properties.  As part of this announcement, Airbnb removed the “event-friendly” and “parties and events allowed” filters from their search engine and introduced a mandatory guest limit of 16 people for each rental property. This has been done to follow COVID-19 safety compliances, and to clamp down on guests renting properties to host illegal parties.  If you suspect your guests are planning to throw a party at your rental house, try to reach out to them first. Remind them that parties are strictly forbidden at your property and that Airbnb can decide to take legal action against them if they break this rule.

How to Maximize Your Bookings

Maximize Your Bookings by optimizing your listing. What does this mean? It means each listing is created in a way that the Airbnb search engine will continuously show it on the first page of potential guest searches if it meets their basic criteria.  Once a listing visibility is established, the next key is to entice the potential guest to click on the listing for more information.  Selecting the right cover photo and setting the “right” price are the key ingredients.  Once the guest opens the listing, the right photos will close the sale! Creation of a good listing will perpetuate itself as will creation of a poor listing.  A word to the wise, it can be very difficult to ‘recover’ from creating a poor listing on the Airbnb platform.
